					<description>While I have no experience with Section 8, I have heard a great many horroe stories about it.  I have seen first hand the horros that a Section 8 family can inflict on a property.  

Your position that the section 8 people have more incentive to take care of their properties may be a local view.  I think some offices keep their residents on a short leash and some offices let their residents go almost unsupervised.  I'm sure the local courts would also have an impact depending on if they are lanlord or tenant friendly.  

All in all though it's refreshing to hear of people having successes with the Section 8 program (from the landlord point of view).</description>

					<description>My experience with Section 8 has been very positive. By working with the housing authority and the tenant, I've had good experiences. When I have had issues I have communicated to both the tenant and the housing authority, and I let the tenant know I am doing that. The tenants like the program, and have cooperated to stay on it. But, I'm sure I'll have a bad experience in the future, and I'll remember your warning!

I haven't had the insurance issues either.</description>
