If you are owed money, go ahead and place it on their credit reports wheather or not you persue legal action. It only costs less than $20. Most good tenant screening companies offer this service. It can be done online within minutes and it&#039;s reported to all 3 credit bureaus. Let them pay a 24% interest rate on their next car loan.</description>

		<description>Best of luck!  I&#039;ve been there.  We&#039;re still owed, gosh, I don&#039;t even really remember--probably in the order of $2500 or so by evicted tenants.  We&#039;ll never see the money (one of them, by the way, was a die-hard Christian lady, too).  I guess it happens to everybody sooner or later.  Sometimes renters are renters for the very reason that they&#039;re not responsible enough to pay a mortgage.</description>

I am now a firm believe in doing exhaustive criminal and credit checks on prospective tenants.  I didn&#039;t properly screen the ones that were evicted, but have been running both criminal and credit checks on prospective tenants since.  Had I run them on the evicted tenants, I would have seen their legal troubles and would have avoided this mess.  After running the criminal and credit checks, it&#039;s amazing how great of a picture you have on somebody and how they treat their responsibilities (much more than I previously thought).

While I have never been evicted, I hve acquired the impression that an eviction here sticks out like a sore thumb and effectively takes a tenant out of the mainstream rental market.  While there ARE a few landlords who will rent to &quot;hard to place&quot; (as one ad put it, i.e. evictees, ex-cons, and sex offenders), they typically charge exorbitant rents for squalid conditions.

I lived for many years in a medium-sized Midwestern city, where your cirrent and previous landlords would be consulted, but had never seen background checks like they do here on the West Coast.</description>
